Air Duct Cleaning in Spring, TX

Call (713) 379-1564

Why does Spring dust come back so fast?

Usually the ducts are shedding, not just holding dirt. North Harris County along I-45 and the FM 2920 corridor filled in early, and the Klein and Champions subdivisions from the 1970s and 80s still run original material. Ductboard plenums with fibrous interior faces. First-generation flex that has gone brittle. Gray fiber in the registers is the plenum breaking down, and no amount of brushing fixes that.

Attic access here is its own problem. Steep roof pitches over tight trusses mean long crawls and little standing room. Sagging flex gets found by hand, not by looking. We note every pinched run and every joint pulled back from a boot collar before anything gets agitated.

The pine canopy matters more than people expect. Loblolly pollen lands heavy in February and March, and needle and bark litter never stops. Heavy shade keeps attics and crawl spaces humid, so cold supply trunks sweat and grow mold on the outside. Sandier soil than the Houston clay belt means fine grit tracks in year-round.

Newer builds toward Grand Parkway and The Woodlands edge usually need construction debris removed once, then little else. We say so instead of selling a schedule.

What happens after you call us

Step 1

Call and tell us how many vents and returns you have, and whether the air handler sits in the attic. We give you a two hour arrival window with the tech's name, no deposit.

Step 2

We open the attic, pull a return grille, and look at the plenum and the flex runs before we say a number. The estimate is free and the quote is firm.

Step 3

We brush and vacuum every run, clean the blower and coil face, test airflow at the farthest register, and set a fresh filter. Drop cloths come up, and you pay the quoted number.

Frequently Asked Questions

Every February my house smells like pine and there's yellow dust on everything. Will duct cleaning help?

It helps with what's already inside the system, but it won't stop loblolly pollen from getting in. Spring's pine canopy dumps pollen for several weeks in late winter and early spring, and most of it enters through doors, windows, and attic leaks rather than being made by your ducts. What we can do is pull out the accumulated load sitting in the supply runs and return box so your blower isn't recirculating last year's pollen along with this year's. If your return is undersized or leaking into the attic (common in the older Klein and Champions-area homes), cleaning without sealing that up means you'll reload quickly. We'll tell you straight if that's what we see.

Our house is from the early '80s and the ducts have never been touched. What are you likely to find?

In that era of Spring housing, usually a ductboard plenum and first-generation flex. Ductboard holds up reasonably well when it stays dry, but the interior fiberglass face gets fragile with age and can shed if someone runs aggressive equipment through it. The flex is the bigger issue: after forty-odd years the inner liner goes brittle, the outer jacket sags between hangers, and you end up with low spots that collect debris and restrict airflow. We inspect before cleaning and say plainly when a run is too far gone to clean. At that point you're paying to scrub something that should be replaced.

Why do we keep getting mold or a musty smell at the vents?

Heavy tree cover across Spring keeps attic and crawl humidity up, and there's less sun to dry things out than in an open subdivision. Cold supply surfaces in a humid attic are where condensation forms, so you get growth on plenum interiors, at the air handler cabinet, and sometimes on the first few feet of flex. Cleaning removes what's grown, but if the humidity source stays (a leaky return pulling attic air, poor insulation on the plenum, a drain pan that isn't clearing), it comes back within a season. We look for the source while we're in the attic rather than just cleaning and leaving.

How fast can you get out here, and do you do same-day?

Same-day happens fairly often, mostly for jobs we can reach without a lot of setup. Spring spreads out a long way, from the FM 2920 corridor over toward the Grand Parkway and the Woodlands edge, so where you are affects whether we can slot you in on the same route. Two factors slow us down more than distance: steep attic access, which a lot of the older two-story homes here have, and finding at the walkthrough that the duct system needs more than a straight cleaning. If it's an urgent smell or an allergy situation, say so when you call and we'll prioritize accordingly.
