What a furnace cleaning actually involves
Power goes off at the disconnect first. Gas valve closed. Doors come off. The burner assembly slides out as one piece. Burners get brushed, ports cleared, flame sensor scrubbed with an abrasive pad. The inducer wheel is checked for lint buildup. Heat exchanger surfaces are inspected with a mirror and light. The blower is pulled where the rack and wiring allow, and the wheel is cleaned blade by blade. Then reassembly, flame verification, and a static pressure reading across the air handler.
Most Houston furnaces sit horizontal in the attic over a secondary drain pan. That location matters. Almost all the dirt loading the blower arrived through the return path, not the supply. Unsealed return plenums and wall-cavity returns pull attic fiberglass, cellulose, insect frass and gypsum dust straight to the wheel. Cleaning the furnace and leaving that open just resets the clock.
Our heating season is short. The blower is not. It runs nearly year-round for cooling, so the wheel loads on the leading edge of each blade. Airflow falls, indoor humidity climbs.
Some furnaces we will not clean. A cracked heat exchanger means replacement. A flood-submerged unit needs the gas valve and control board changed, not wiped down.
